Property owners and their relatives may qualify for homestead status.

To apply for homestead

If any of the following statements describes you, you can apply for homestead status.

  • You are a Minnesota resident.
  • You own the property in your own name — not as a business entity.
  • You live in the property.
  • You or your property co-owner have a social security number.

You can apply for a relative homestead if

  • Your relative lives in the property.
  • The relative must be your child, grandchild, sibling, parent, uncle, aunt, nephew, niece or your spouse’s parent.

In Minnesota, married couples can only have one homestead

Your application must include information about both spouses, even if only one of your names appears on the deed.

Homestead classification benefits

  • Your taxable value may be lowered if your estimated market value is less than $413,800
  • You may be eligible for:
    • A homestead credit refund
    • A market value exclusion for veterans with a service-connected disability
    • A reduced property tax rate for people who are blind or disabled
    • To apply for a senior citizen tax deferral

To remove homestead status

Once you have homestead status, it remains in place until:

  • You no longer occupy the property, or
  • You ask us to remove it, or
  • You apply for homestead on another property, or
  • Your homesteaded property is sold.
